In the heart of Burgundy, near Lake Panthier and the Burgundy Canal, the 170m2 detached house is located in a pleasant hamlet of Solle, the town of COMMARIN. The enclosed garden of 1000 m2 with its roses in several kinds and colors is furnished with two large picnic tables, a garden furniture, barbecue and parasols and offers a clear view of the hills of Auxois. The restoration is done respecting the aspect of the Burgundian house, with its beautiful burgundy flag stones, French ceiling in the living room and oak staircase to go upstairs.
We enter the room with a large table. On the left the large kitchen is very well equipped with 5-burner stove, large oven, microwave, large and small coffee maker, dishwasher, double sink and old sink. Opposite there is the bedroom 'St Sabine', ensuite with WC and sink. Next to it is the computer room with smart tv sofa and armchairs and a large old cupboard with games for all ages. To the right is the living room with three comfortable sofas, the French doors open onto the enclosed garden and a view of the well. The utility room with washing machine and dryer also has an extra fridge and freezer. The bathroom contains a shower, a large sink on furniture, WC and bidet.
By an oak staircase you go upstairs. The four bedrooms are spacious and bright with their opening double glazed windows. The bedroom 'Châteauneuf', double bed 160x200m, is then with WC and sink and a dressing room. The 'Panthier' and 'Vandenesse' bedrooms, double bed 140x190m, have a sink and the 'Commarin' bedroom, double bed 140x190m has a bathroom opposite. On this floor there are two bathrooms with vanity unit, a spacious shower and a toilet. Central heating in all rooms.
The house offers easy access to shops, bakery at 900m, supermarket at 5 km, restaurants and medical amenities. The Lac de Panthier is an ideal place for walks, bird watching, windsurfing or sunbathing on the beach open for swimming during the summer. The Burgundy Canal allows beautiful bike rides on the Green Lane (212 km via Dijon) Visit the castle of COMMARIN, the village of Châteauneuf en Auxois, classified among the most beautiful villages in France, golf of Chailly sur Armançon. 20 minutes from Beaune and the wine route, the castle of Savigny les Beaune.
